Terms of Service

These Terms of Service govern your access to and use of WhereHDB, a product operated by HOMEGRID LABS (UEN 53524748J), a Singapore-registered sole proprietorship. By accessing or using WhereHDB, creating an account, submitting prompts or feedback, using AI-assisted features, or purchasing paid features where available, you agree to these Terms and our Privacy Policy.

1. About WhereHDB

WhereHDB is an independent, AI-native, map-first home-decision product for Singapore homes, starting with resale HDBs. The service may include public website content, map-based listing exploration, listing cards and detail panels, filters and search, facility and geospatial context, account features, AI-assisted search or listing analysis where enabled, feedback tools, admin/product operations, and billing or credit features where enabled.

2. No Official Affiliation

WhereHDB is independent. It is not affiliated with, endorsed by, sponsored by, approved by, or operated by HDB, CEA, the Singapore Government, any public agency, or any listing platform, unless we expressly say otherwise.

3. No Professional Advice

WhereHDB does not provide legal, financial, investment, valuation, tax, estate agency, CPF, loan, insurance, renovation, property inspection, or HDB eligibility advice. Nothing on WhereHDB should be treated as a recommendation to buy, sell, rent, bid, finance, renovate, or transact in any property. You are responsible for verifying important information with official sources and qualified advisers.

4. Accounts and Security

You may need an account to use certain features. You must provide accurate information, keep it updated, and keep your login methods, authenticator app, devices, and sessions secure. We may suspend, restrict, or terminate accounts where we reasonably believe there is misuse, fraud, security risk, unlawful conduct, or breach of these Terms.

If account deletion is available, it may remove or disable your account access and delete or de-associate account data where feasible. It does not require WhereHDB to delete records that we reasonably need to keep for security, abuse prevention, legal compliance, accounting, tax, payment administration, refunds, chargebacks, disputes, auditability, or backup integrity.

5. Permitted and Prohibited Use

You may use WhereHDB for personal home-search, housing research, product evaluation, and other lawful purposes consistent with these Terms.

You must not scrape, crawl, harvest, bulk download, index, cache, mirror, or extract data from WhereHDB; use bots or browser automation except through approved interfaces; bypass rate limits, anonymous usage controls, authentication, feature flags, paywalls, credits, checkout controls, or access restrictions; manipulate guest identifiers, headers, sessions, or checkout state to avoid limits or payment; probe, attack, or disrupt the service; create fake or unauthorised accounts; submit unlawful, misleading, infringing, abusive, or privacy-invasive content; submit sensitive data unless a feature specifically requires it; misuse AI outputs or listing data; remove attributions; or use WhereHDB in violation of law, regulation, third-party rights, or third-party platform terms.

6. User Submissions

User Submissions include prompts, saved or submitted searches and filters, listing or source content, feedback, support messages, profile details, comments, ratings, and other information you submit. You are responsible for them and represent that you have the rights and permissions needed to submit them.

You grant WhereHDB a worldwide, non-exclusive, royalty-free licence to host, store, copy, process, transmit, display, analyse, modify, create derived data from, and use your User Submissions as needed to operate, provide, secure, troubleshoot, enforce, develop, and improve WhereHDB. Feedback and suggestions may be used without restriction or compensation. This licence does not mean every search, filter, or map interaction is stored as account history; some information is processed transiently, kept in browser storage, or kept only in operational records.

WhereHDB may use product analytics, error-monitoring, and operational records to understand feature usage, troubleshoot failures, measure product performance, prevent abuse, and improve the service, as further described in our Privacy Policy. Necessary cookies and browser storage are required for core service operation; optional analytics is controlled through the cookie preferences shown in the product.

7. AI Features

Where AI-assisted features are enabled, WhereHDB may process your prompts, submitted content, current product context, conversation history, and usage metadata using internal systems and third-party service providers. We may store conversation records, outputs, and related usage records where needed to provide, secure, support, improve, or account for the feature.

Some capabilities, higher limits, or provider-backed features may require an account, entitlements, credits, or both. If a requested capability is unavailable, WhereHDB may still process the rest of your request without that capability.

AI outputs may be wrong, incomplete, stale, biased, or unsuitable for your circumstances. You must review and verify outputs before relying on them.

8. Listing, Map, and Report Information

Listing data, map data, facility data, geospatial data, listing details, listing images or image URLs, agent information, proximity distances, walking or travel-time estimates, fair value signals, generated comparisons, and reports may be incomplete, stale, duplicated, inaccurate, estimated, unavailable, or changed by third-party sources without notice.

You must verify listing availability, price, floor area, flat type, lease, eligibility, ethnic integration policy status, SPR quota status, extension requirements, contra requirements, defects, renovation condition, seller/agent authority, HDB eligibility, CPF usage, grants, loan eligibility, financing, taxes, option terms, resale process steps, and legal obligations before making decisions.

9. Payments and Credits

If paid features, credits, premium reports, subscriptions, or billing portals are enabled, the price, included credits, plan period, renewal, cancellation, refund, and failure-handling rules shown at checkout or in the product apply. Payments may be processed by third-party payment processors. Payment card details are entered and processed through payment processors; WhereHDB stores billing and entitlement records, not payment card details.

Unless the product or checkout flow says otherwise, credits and paid reports are not cash equivalents, are not transferable, and may expire, be limited, or be revoked in cases of fraud, abuse, chargeback, refund, payment failure, or breach of these Terms.

Credits may be charged when a paid capability is successfully served, including advanced responses, basic usage after included limits, or source tools where available and used. A request may be allowed to complete even if the resulting charge takes your balance below zero, but further credit-backed requests may be blocked until you have a positive balance or another applicable allowance. Pricing, discounts, free periods, credit costs, and usage allowances may change prospectively through product or admin settings.

Payment, entitlement, credit, receipt, refund, chargeback, and related audit records may be retained after account deletion where reasonably needed for legal, tax, accounting, dispute, fraud-prevention, payment processor, or audit purposes.

10. Third-Party Services and IP

WhereHDB may depend on third-party services such as identity, payment, AI, extraction, mapping, public-data, hosting, database, storage, content delivery, communications, support, analytics, logging, and security providers. These services may apply their own terms and privacy policies, and may fail, rate limit, return different results, or become unavailable.

WhereHDB, including its software, design, interface, brand, workflows, compilations, databases, documentation, and non-user content, is owned by HOMEGRID LABS or our licensors. Third-party listing data, map data, public datasets, icons, images, and service names may be owned by their respective providers.

11. Availability and Termination

WhereHDB is an early-stage product. We may add, change, suspend, limit, remove, reprice, or discontinue features at any time. We may impose usage limits, feature flags, waitlists, approval flows, rate limits, maintenance windows, or access restrictions. We do not guarantee uninterrupted or error-free availability.

12. Disclaimers and Liability

WhereHDB is provided on an as-is and as-available basis. To the fullest extent permitted by law, we disclaim warranties of accuracy, completeness, timeliness, reliability, availability, merchantability, fitness for a particular purpose, non-infringement, and uninterrupted or error-free operation.

To the fullest extent permitted by law, HOMEGRID LABS, WhereHDB, and our owner, officers, employees, contractors, advisers, affiliates, licensors, and service providers will not be liable for indirect, incidental, special, consequential, exemplary, punitive, or loss-of-profit damages, or for loss of data, goodwill, opportunity, property transaction value, financing outcome, or housing decision outcome. Our total aggregate liability will not exceed the greater of the amount you paid WhereHDB for the feature giving rise to the claim in the three months before the claim arose, or SGD 100.

13. Indemnity

You agree to indemnify HOMEGRID LABS, WhereHDB, and our owner, officers, employees, contractors, advisers, affiliates, licensors, and service providers from claims, losses, liabilities, damages, costs, and expenses arising from your misuse of WhereHDB, your User Submissions, breach of these Terms, violation of law, infringement of third-party rights, or misuse of listing, AI, map, or payment features.

14. Law, Changes, and Contact

These Terms are governed by the laws of Singapore, and the courts of Singapore will have exclusive jurisdiction over disputes arising from these Terms or WhereHDB, subject to any mandatory legal rights you may have.

We may update these Terms as WhereHDB evolves. Your continued use after changes take effect means you accept the updated Terms.
